Terms and Conditions
Welcome to ULA Homes. We are delighted to host you and hope you have a comfortable, relaxing, and enjoyable stay.To maintain the quality, cleanliness, and safety of our home and to ensure a smooth experience for all guests please carefully read and comply with the following house rules. These rules form part of your booking agreement.
- Check-in: 3:00pm
- Check-out: 11:00am
- Late check-out without prior written approval will result in a fee of PHP 1,500 per hour, charged automatically. Also, late check-out is subject for approval depending on the property's availability.
- The person who made the booking is fully responsible for all the guests staying at the property, compliance with all the house rules, and any damages, penalties, losses, or additional charges incurred during the stay. Further, the responsibility applies regardless of who is physically present, who signs this agreement, or who checks in.
- All guests may be required to present a valid government-issued ID upon check-in.
- If the person signing the agreement is not the Primary Booker, the signatory confirms they are an authorized guest of the Primary Booker and agrees that all liabilities remain with the Primary Booker.
- Failure to provide valid identification or providing false or incomplete booking information may result in denial of check-in or immediate cancellation without refund.
- Only guests declared in the booking are allowed inside the property.
- Extra or undeclared guests are strictly not allowed without prior written approval.
- Unauthorized guests may result in penalties or immediate cancellation without refund.
- Smoking or vaping is strictly prohibited inside the property. A PHP 5,000 penalty will be charged for any violation, excluding additional cleaning or damage costs.
- Quiet hours are from 10:00 PM to 7:00 AM. Guests must be mindful of neighbors at all times. Excessive noise or disturbances may result in penalties or eviction without refund.
- Please treat the home and its contents as you would your own.
- Any damages must be reported immediately to management or staff. Unreported or excessive damage will result in additional charges.
- Excessive stains, dirt, or damage beyond normal use will incur extra cleaning or repair fees.
- Guests are responsible for replacement or repair costs caused by misuse or negligence.
- Pets of any kind (cats, dogs, birds, etc.) are strictly not allowed. Violation will result in a PHP 5,000 penalty, plus additional charges for cleaning, damages, or sanitization if required.
- All dishes, utensils, and kitchenware must be washed before check-out. Failure to do so will result in a PHP 500 cleaning fee.
- Do not move furniture or tamper with appliances, WiFi equipment, or electronics. Any damage due to misuse must be replaced with the same model or equivalent, subject to management approval.
- LOST, DAMAGED & STAINED ITEMS (CHARGES)
The following charges apply:
• Lost / Stained Bath Towel – PHP 250
• Lost / Stained Face Towel – PHP 250
• Lost Spoon – PHP 150• Lost Fork – PHP 150
• Broken Glass / Mug – PHP 150
• Broken Plate – PHP 250
• Broken Serving Bowl / Plate – PHP 350
• Broken Saucer / Small Bowl – PHP 150
• Broken Vase – PHP 500 or higher (depending on size)
• Stained Bedsheets / Blankets / Comforters – PHP 1,200
• Stained Pillowcase – PHP 250
• Stained Sofa – PHP 3,000 or higher (depending on severity)
• Missing TV or Aircon Remote – PHP 2,000
Note: Additional charges may apply for damages not listed above. - Please dispose of trash properly using designated bins.
- Always lock doors and windows when leaving the property. Lost keys will be charged accordingly.
- No shoes or outdoor slippers are allowed inside the house.
ULA Homes Management shall not be held liable for any accidents, injuries, illnesses, loss, or damage to personal belongings that may occur during the stay, whether inside the home, within the property premises, or outside the property (including nearby beaches or surrounding areas). Guests assume full responsibility for their own safety and belongings at all times.
